The Basics
With today's housing market, the value of your home likely has dropped significantly since the peak days of 2005-2006. Have your property taxes dropped to reflect that loss of valuation? Unless you have grieved them, the answer is probably NO! Long Island Tax Grievance is here to help get your taxes in line with your home's value. To do so, we base your home's value on comparable sales in your neighborhood, or "comps" as they are commonly known. Led by James Cohen, a licensed Real Estate professional, your home value is compared to the assessed value, determined by your Town. If you are over assessed, we will file a tax grievance on your behalf. If you are fairly or under assessed, we simply will not file a grievance.
What does it Cost?
We charge you a one-time fee equal to 50% of what we save you. When your Town gets back to us with your reduction, you will pay us half of that amount, once and only once. No reduction means no fee! Should an appeal be required we will appear on your behalf. There is typically a small fee associated with the appeal, and we will lay out the fee for you. Upon successful appeal, we will charge that fee back to you. If we are still unsuccessful on appeal, you will not be charged the appeal fee.
The Fine Print
- You agree to pay Long Island Tax Grievance a one-time fee equal to 50% of the tax reduction amount, within 30 days of notification;
- You are the authorized homeowner of the above property;
- You have not authorized any other tax grievance company to grieve your taxes for the current tax grievance year; If we file your grievance and you have filed with another company or pro se, you will be responsible to pay us a $250 administrative fee plus additional costs that we have incurred;
- For Appeals, the above terms still apply; Additionally, you agree to pay the appeal fee(s) only upon a successful appeal process.
- If Long Island Tax Grievance refers your unpaid bill to an attorney to collect unpaid fees earned, you agree to pay our expenses of collection, including reasonable attorneys' fees, incurred in connection with such action.
